What is a Property Scout?

A property scout is someone who spends time trying to locate properties with substantial investment potential. Usually, the intent is to find properties that are distressed and selling at a discount that can be repaired or remodeled and sold for a profit. We will pay you $1,000 for each property lead you send our way and we end up buying

 

Anyone Can Be a Property Scout.

You can spend as much (or as little) time as you want being a property scout. Often, it’s not even spending time. You may run across distressed properties in your own neighborhood, on your way to work. You may come across it while talking with friends, family or co-workers, visiting with neighbors, or even at the supermarket! All you have to do is send us the information and we take it from there. For any deal we can close, we’ll pay you $1,000. It's ridiculously easy! We provide you with everything you need to know. Just follow the recipe!

But..

This opportunity will only yield results if you are willing and able to put in the effort. We are not looking for help searching zillow and other sites. A. we do it ourselves daily and B. this type of leads hardly ever materializes into a good deal (about 1 in 200 leads).

A successful scout is the one who can finds deals where others can't. The best scouts on our network do one of the following

1. Spend time on the roads and drive/walk/bike in search for these deals 

2. Network with friends, family, colleagues and spread the word. Over time they all started to be a go-to person for people looking to sell

3. Post creative advertisements in public (signs, flyers, business cards) in high traffic area (this, by the way, brings the fastest results if done right)

4. Research public records for potential deals. (this requires a more advanced level of understanding of how these systems work and what to look for)

 

What to Look For?

Do you have a friend or family member who is behind in payments or needs to sell a house right away? Is there a vacant, distressed or neglected house on your block?

 

As you walk or drive around a neighborhood, keep your eyes open for

• Vacant and boarded-up houses (overgrown grass, loose drain pipes and gutters, mail piling up)

• Run-down or dilapidated houses (broken windows, peeling paint)

• “For Sale by Owner” signs (no Realtor signs)

 

As you talk to people, friends and family keep your ears open for

• Bankruptcy

• Foreclosure / behind on mortgage payments (job loss, illness)

• Death / probate / inherited property

• Divorce

• Neighbors complaining about a house

• Relocating on short notice

• Lack of cash to fix the house

• Any circumstance that might require a quick sale
